How a job runs

01

Measure

On-site measurements, a look at plumbing, wiring and structure, and a talk about budget.

02

Plan

Layout, material direction and order of works are settled, with changes flagged early.

03

Quote

Labour, materials and timeline listed item by item, including what you supply.

04

Build

Each trade comes in on schedule with Mr Jin supervising; the site is cleaned daily.

05

Walk-through

We check the work together, list anything outstanding, and finish it before final payment.

Choosing materials

The questions that come up most often at the measure.

Do I buy the materials, or do you?

Either works. If you buy, we give you a list of sizes, quantities and model numbers. If we buy, it is billed at invoice cost and listed separately on the quote.

What tile size should I choose?

Large tiles mean fewer grout lines and a roomier look, but they need flatter surfaces, so levelling and labour cost more. Shower floors do better with smaller tile or mosaic.

What flooring works in a basement?

Basements hold moisture, so waterproof vinyl plank or tile is usually right and solid hardwood is not. Levelling and a moisture barrier go down first.

Quartz or natural stone countertops?

Quartz needs no sealing and resists stains; natural stone has unique veining but needs maintenance and dislikes acids.

What grade of paint should I buy?

Bathrooms and kitchens want a scrubbable, moisture-resistant finish; other rooms are fine with standard latex. Dark-to-light needs an extra primer coat.

For real estate agents

Pre-sale and pre-lease renovation

When a listing is weeks away, the money goes where buyers look: paint, floors, kitchen and bath finishes, doors and hardware. The schedule is built backwards from your listing date.

Scheduled to your listing date

Photography and hand-over dates come first; the work order is built around them.

Tiered quotes

A must-do list and a nice-to-have list for the same unit.

Works with off-shore owners

Photo updates throughout, in English or Chinese, with someone on site.
